Built as a custom Odoo application, Properties gives real estate portfolio owners and brokers a single system covering the full property lifecycle, from listing through lease or sale to ongoing maintenance and commission payouts.

The Problem
Real estate portfolios spanning sales and rentals typically get tracked across spreadsheets, paper contracts, and separate broker commission sheets, with no live view of occupancy, collections, or pipeline health.
Standard Odoo has no purpose-built real estate workflow, so the business needed a dedicated app handling both lease and sale contracts, brokers, and maintenance without bolting together generic CRM and accounting modules.
Our Approach
Afrixh built a custom Odoo application covering Property Management, Rental, Sales, Contacts, and Maintenance as first-class modules, with a dedicated Analytics Dashboard summarising portfolio, pipeline, and financial performance in real time.
Lease contracts run through a full status workflow (Property Request → Active Contract → Renewed → Terminated) with payment schedules, security deposits, and renewal reminders. Sale contracts follow their own lifecycle (Booking → Contract → Collection → Delivery → Maintenance Deposit), with broker commission tracking including VAT.
An Occupancy Calendar and a Unit Status Distribution chart give an at-a-glance view of what is available, held, reserved, sold, or leased across the whole portfolio.
Results & Impact
A single Odoo app now covers property listings, sales, rentals, brokers, and maintenance, with a live dashboard tracking collected, outstanding, and overdue balances alongside a 12-month revenue trend.
Property owners and brokers get one connected system instead of spreadsheets and paper contracts, from first listing through to lease renewal or final sale.
